If you are going to create a custom home, you want the house to be as beautiful as possible, obviously. While you want people’s jaws to drop when they walk through the front door, the home also has to be functional as well as incorporate your personality into it. We have put together some tips to help you create that home, or at least get you started down the right path.
Location, Location, Location
In business, location is everything, and the same can be said when looking for the ideal spot for a custom home. Be it going to a new city or staying in the same place where you grew up, a random plot may not be the ideal choice for your new custom home when you think about the features you are hoping to incorporate.
Once you have a general idea of the design of the home, sit down with your architect or residential construction project manager to go over the ideal plot for the location of the house. You will be taking into account accessible utilities, taxes, insurance, and the land itself to ensure there are no obstacles in regard to the features you want to be incorporated into the home.
Get Your Team Together
We could actually put this above location in terms of a starting point simply because you may need input from specific team members before you purchase your plot of land. For this specific point, however, we are talking about putting the entire team together, from architect to project manager to your builder and subcontractors.
We cannot stress enough that there needs to be some good chemistry between you and your team members because you are going to be spending a lot of time together. Dreading talking to your builder or project manager is a surefire way to come out of the other end of this project disappointed. This is not to say everything will always be strawberries and whipped cream between everyone, but you should be able to have discussions with disagreements without wanting to kill each other.
Setting the Floor Plan
Whatever you do, do NOT let anyone talk you out of being involved in the floor plan. Yes, your project manager, architect, and builder are the industry experts, but this is your home and it needs to flow the way you want it to. There may be some aspects of the floor plan that simply will not work, but they should be able to offer satisfactory alternatives.
Interior Design
If you are not an interior designer, you may want to start working with one right out of the gate. This will help you create a budget for the interior of the home as well as help you decide on the placement of your floor plan.
The Final Walk-through
Once the home is done, there is only one thing left to do… a walk-through with the builder to ensure that everything is up to par. Do not rush your way through, and do not allow yourself to be rushed. This is your final chance to call out the builder for anything, any small detail, that was overlooked or not to your liking. Take your time and go through every item on your checklist.
