Regardless of the level of custom home, you are going to usually have some upgrades available. Even if you are moving into a new construction development, the builders will allow you to make some customizations to the home, such as outlets, wi-fi hookups, cabinets, etc. To ensure your project stays on budget, you want to consider all upgrades before the first shovel hits the dirt.
Flooring
This is a decision you need to make early and it is one that will impact the overall price of the build somewhat dramatically. For instance, if you are going hardwood floors over carpeting, the cost would be higher. Hardwood floors, however, are all the rage right now and that is one trend that we do not see ending anytime soon. This is also important for some aspects of the design, such as staircases. In fact, with the numerous options for hardwood available today, we are seeing it in areas of the home where we never saw it before, such as in the kitchen.
Bigger Garage
If you have a boat, SUV, or truck, you may want to consider having your garage built a bit bigger than the “average” garage. Decide what is going to be kept in the garage before the build and make sure you have enough room (you know, so you are not having the fog lights ripped off the top of your truck the first time you park it in the garage).
Extra Bathrooms
These days, there is usually a bathroom for every bedroom in the house. Even so, you may need to add an extra bathroom by the utility room or downstairs for guests. If you don’t want people rummaging through your medicine cabinet during a party, have one or two extra half-bathrooms designed into the home from the start to ensure the water lines are run properly.
Internet
With the equipment we have available to us today, there is no reason that you should not have five bars anywhere in the home or near it. Discuss this with your builder before the final plans are drawn up to ensure you have internet access, both wireless and wired, throughout the house. I would recommend extra connections and outlets in entertainment and work areas, such as your home office, game room, and media room. If you have an outdoor entertainment area. You will need internet for people’s phones, your TV, music, and maybe even a gaming system.
